Modon signs accord on first residential project in Jeddah

JEDDAH: Dr. Tawfig Bin Fawzan Alrabiah, director general of Saudi Industrial Property Authority (Modon), signed a contract Wednesday for the development of fully integrated residential complex for technicians and bachelor workers in Jeddah Second Industrial City with Mohammad Bin Mohammad Bin Laden, chairman of the board of directors of Annan Housing Company.
The project includes the establishment of more than 1,200 housing units to accommodate more than 5,000 technicians and workers at an investment of SR90 million.
Alrabiah said Modon has achieved success in attracting investments of the private sector in non-industrial projects such as construction of hotels, commercial, residential complexes or operation of water treatment facilities or provision of smart cities services. This is considered a qualitative leap achieved by Modon, and at the same time provides quality services to factory employees, and addresses their needs for services to include high class housing and facilities required for families, technicians and workers. Modon had earlier signed housing projects for Riyadh Second Industrial City through investment contracts, one of which was with Annan company and the other one with Ibram Real Estate Company.
Ihsan Bafakih, chief financial officer (CFO) in Modon, said “the private sector investment in the residential and commercial projects in the industrial cities is a successful and long-term investment, as it is an investment opportunity which achieves good returns to the investor, and provides accommodation for factory employees, especially since there is strong demand from the factories in all cities for renting housings for factory employees. The investors can communicate with Business Development Department at Modon headquarters or by visiting its website to become acquainted with the investment opportunities in residential and commercial fields. In the next few days the investors will be provided with these opportunities.”
Bafakih emphasized that “our agreement today with Annan Housing Company represents the biggest proof of Modon ambition to provide high-level services and upgrade and promote t the highest standards required internationally. Furthermore, the project is one of several housing projects, the first project in Riyadh Second Industrial City and this project in Jeddah Second Industrial City while the next project will be in Madina Industrial City.”
Eng. Tariq Alhefdi, project manager in Modon, said “the industrial city witnesses several projects to include water treatment services, the smart city services, industrial security, as well as rehabilitation of infrastructure projects and maintenance of roads and sidewalks, lighting, water and landscaping in order to reach an industrial environment attractive to industrialists and a city with integrated services and facilities.”
Bin Laden emphasized the company's interest through a number of residential projects to create an ideal residential environment to meet all the living needs, social and recreational desires of workers, and to take care of the requirements of the healthy and environmental housings to create an integrated and innovative housing system that provides full amenities for all dwellers.
“From the perspective of Annan Housing Company's principles and respective values, it seeks to provide these services, in accordance with a series of standards and requirements established and committed by Annan Housing in all its residential projects for workers in the Kingdom. Also, the company hopes that its projects will contribute to the provision of successful alternatives for factories and companies to accommodate their workers, which reflects positively on the performance and productivity of workers.”
Bin Laden pointed out that the project is a unique image of an ideal living environment to be provided for company workers in the Kingdom. This project is the second typical project carried out by the company in the industrial cities after its first project in Riyadh Second Industrial City, identifying the company's determination to present this project as a typical and perfect example for all the cities of the Kingdom. Annan Housing is considered to be the first company in the Kingdom to operate, manage and maintain residential complexes, in addition to design and construction of these complexes with extreme care to fit the needs of the workers.
Morever, Alrabiah inaugurated on Tuesday the drinking water service project in Jeddah First Industrial City, as part of a ceremony arranged in the industrial city yesterday in the presence of a number of industrialists.
Alrabiah lauded the services provided to the factories and round the clock provision of water needs for all factories through modern water networks to stop transportation of water by tankers from water plants to factories. He pointed out that the project is a quantum leap in the establishment of model cities.
The CEO of the Tawzia company, the developer of the project, Engineer Mohamed Bin Salem Alruhaili, in his presentation, explained the stages of project implementation and all the steps taken by International Water Distribution Company. Later Tawzia presented shields of honor to Engineer Ali Saleh Suhaibani, director of the industrial cities and Eng. Abdulelah Almsheet, manager Jeddah Industrial City, for their efforts exerted for the success of the project.
