Dewan bags design contract for ‘Al Bayt 57' in Al-Khobar
Published in The Saudi Gazette on 10 - 12 - 2012

DEWAN Architects & Engineers, one of the largest and most successful design consultancy firms in the Middle East and ranked No. 48 in Building Design's World Top 100 Architects Globally, has been awarded the “Al Bayt 57” Mixed Use Development, a spectacular landmark development located in Al-Khobar's premier address.
Following a careful process to select the appropriate design firm for their latest project, “Al Bayt 57”, Al Bayt have chosen to partner with Dewan based on their extensive experience and prominent design capabilities to deliver Al Bayt's latest and most prominent development to date. Al Bayt is considered to be one of the leading real-estate developers in the Kingdom.
Situated along the King Saud Road, and in close proximity to Al-Khobar's picturesque waterfront promenade, the Al Bayt 57 development will proudly sit alongside other global world-class mixed-use developments when it is completed in 2015.
The Al Bayt 57 project will occupy a prime 40,000 square meter site with a Gross Floor Area of approximately 500,000 m2. The development as a whole is comprised of an integrated project of nine 22-storey towers, with mixed use functions including a branded 5-star hotel, 1,500 luxury 2,3, 4-bedroom and penthouse apartment units, Grade A commercial office space, and a “Galleria” retail mail of 25,000 m2.
The entire development will rest atop a two-storey podium and a basement which, along with the ground floor, can together accommodate 2,500 cars and other amenities including driver-rooms, storage areas and service corridors for the mall and hotel. Residents will be able to enjoy rooftop pools and gymnasiums.
The development will be designed with the environment in mind and will have both passive and active energy management systems in place to deliver a sustainable and energy efficient project.
The design allows for optimal usage of space as well as unobstructed views to the surroundings and vistas to the Arabian Sea. A large landscaped plaza located between the residential towers will form an engaging entry threshold at the ground level, creating controlled outdoor areas for residents to enjoy.
Ammar Al Assam, Executive Director of Dewan Architects, said “the unique design, composition, size and grandeur of Al Bayt 57 mixed use development will define it one of the Kingdom's most iconic projects. We are proud of working with Al Bayt and of the design of this complex, which will marry world-class facilities with high quality-of-life, environmentally friendly living spaces, all alongside an outstanding retail address. As a whole, it will serve as a benchmark for many future developments in the region.”
